You almost always want a clause like that because if some nigger stays over 30 days they become a tenant, too, and if it looks like you knew about it/approved it it can make life worse for you if you need to evict.

If you don’t know about it and say you can’t do it, then it’s fine if they do it as long as it’s quiet.
